Condos proposed in Englewood

ENGLEWOOD -- A Sarasota developer wants to build 60 condominiums and a shopping area along a stretch of Englewood Road poised to boom.
The five-acre vacant parcel is owned by David and Drew Shepherd through Sarasota-based Englewood Land LLC, according to the rezoning petition.
The property, purchased for $1.67 million a year ago, is located just feet north of the Heritage Creek subdivision, where land has been cleared and roads paved for 35 single-family homes.
The proposed condo project is directly south of the Englewood Tennis Club, which has submitted plans to Sarasota County for a zoning change that would allow 39 condos on the club's Englewood Road property.
The club's owners said they have no plans to close the club or sell the property, but want a zoning change to make the property more attractive if and when they place it on the market.
"If we wanted to ever sell in the future, it takes a year and a half to change the zoning," said Sue Zipay, who has owned the club along with her son, Bob, since 1989. "I don't have a contract on my building, and I haven't been solicited or anything."
The Zipays' zoning request is scheduled to be heard by the Sarasota County Planning Commission on Feb. 1. The rezoning request of Englewood Land is further along in the planning process.
In November, the Planning Commission recommended approval for the Englewood Land project, which would bring four three-story condo buildings to a largely condo-free portion of the road, also known as State Road 776.
The County Commission is scheduled to vote Feb. 27 on the request.
In addition to the condos, Englewood Land's proposal includes a 4,750-square-foot retail building between the condos and Englewood Road.
The developers have offered to restrict the hours of the unspecified retail use to 6 a.m. to 10 p.m. Sunday through Thursday and 11 p.m. Friday and Saturday, according to the rezoning petition.
The plans call for 15-unit condo buildings 45 feet in height, with a 50-foot-wide buffer to separate the development from Englewood Road.
