REGALIA SUNNY ISLES - BUCKING THE REAL ESTATE TREND

Press Release. Dated 10/03/2007

(Sunny Isles Beach, FL), July 9th, 2007 – Tremendous speculation surrounding the Florida real estate market has recently come into question when applied to the much talked-about Sunny Isles project REGALIA.  If these projections painted the full picture, one might not expect an uber-luxe building with prices starting at six million dollars to be making consistent sales.   Yet, Regalia, the last oceanfront parcel in Miami’s famed Sunny Isles Beach features customized full-floor units, Dale Chihuly sculptures, and 360 degrees of unobstructed views; and business is thriving.

The question arises whether market forecasters are off in their predictions, the highly-affluent crowd is simply unaffected by trends, or if Regalia simply offers an overpowering assemblage of product, aesthetic, location, and sophistication to rise above financial speculation.  It seems that with this groundbreaking project, all of the above statements are true.  Developer Avra Jain, principal of Regalia LLC says, “I wonder if the people commenting on the market are actually those truly involved or just ‘joining the bandwagon’ of initial negative press.  People are making generalizations about the overall market, and these opinions, in my mind are ironically creating opportunities.”  She continues to explain that there are a growing number of buyers but a shrinking amount of land, “there are no great sites left and the cost to build a new project is more expensive than buying re-sales…our project is in a premium position in many ways.”

Market factors aside, Regalia has the obvious benefit of “standing” in a league of its own.  Other multi-million dollar 7,600 livable square-foot, full-floor residences with private elevators, 360 degree ocean and intercoastal views, customizable floor plans, and Poltrona Frau furnishings simply don’t exist. One step outside reveals the property’s flourishing gardens and inspiring fountains, an infinity edge pool resting alongside the Atlantic, oceanfront shower and spa, and private beachfront cabanas.  The shared spaces of this impressive tour de force include an enchanting library, fully-functioning great room, video-conferencing business center and multi-media room, 24-hour concierge and valet, and an exclusive lounge with humidor and an executive kitchen where residents can hire private chefs to entertain friends and family.

Perhaps Regalia’s “immunity” lies in the spirit of the building as a work of art, rather than just a housing structure.  The principals of Regalia Holdings are not only dedicated to the production of real estate, but to the vision of responsible and attractive land expansion as well. From conception to completion, the developers view each of their projects as "an art installation".  This unique approach to development allows them to stay ahead of the curve and create classic residences that will stand the test of time.

The building itself, designed by Bernardo Fort-Brescia of Arquitectonica is an architectural masterpiece inspired by the Florida coast; the structure epitomizes opulence and imagination. The organic curved silhouette of the 43-story tower appears to have been shaped by the waves, wind and sand that surround the property. Brescia explains that he “sees the tower as organic, like a rock crystal shaped by ocean breezes, eroded into a natural form.”  The artistic vision of Regalia mixes with utilitarian value at the building’s rectangular glass prism, which houses the functional requirements.  “Its transparent surfaces connect inside and outside, linking the occupants with the surrounding environment…creating elegant, classical, zen-like spaces” explains Brescia .  Each floor is wrapped by a sensuously undulating 2,100 square foot terrace.  The resulting walk-around veranda protects the glass surfaces from the sun as in traditional Florida homes.

Regalia has proven itself an actual museum of art by commissioning famed sculpture Dale Chihuly, who will create numerous glass masterpieces for the common spaces.  Chihuly is renowned for his large scale pieces and installations in natural settings.  His pieces are collected by discriminating art aficionados around the world.  His work has been featured in museums such as the Victoria & Albert Museum in London, the Metropolitan Museum of Art and the Whitney Museum of American Art in New York, the Smithsonian Institution in Washington D.C., the Palais du Louvre in Paris and the National Museum of Modern Art in Tokyo . His work passed the true test of glass art when he was invited to show at the Museo Vetrario in Murano, , an island which has been renowned for centuries for its blown glass. “His pieces are organic and fit perfectly with Regalia’s style,” said Avra Jain, principal of Regalia Holdings, LLC developer of the condominium. “He uses a very old-world art form and gives it a modern twist, making his work timeless.”

Regalia’s exceptional amenities will be shared by all, as will the originality and distinctive qualities of each home. Buyers of Regalia have the option of customizing their residences into virtually limitless layouts due to the presence of wet walls throughout. The 40 exclusive units offer wrap-around 11-foot deep terraces with 2,100 square feet of space that result in constant light and air permeating the home reducing the need for energy consuming light and cooling.  Regalia is now a candidate for LEED certification.

Lavish kitchens and baths of the highest quality are standard along with generous master suites featuring morning kitchens, 5515 square feet of interior space enveloped in floor-to-ceiling windows, his and her showers, sauna and soaking tub. Large-scale family and dining rooms create open-space comparable to that of a single family home.

Regalia is scheduled for completion in Spring 2009.  The project that has created a new standard of luxury coupled with one of the best locations in all of South Florida can be viewed at www.regaliamiami.com.
