Setai Group, Zamir Equities to Bring Luxury Condos to New York

JANUARY 18, 2007 -- New York -- The Setai Group and Zamir Equities, New York-based development firms, are converting a 25-year-old office building in Manhattan into The Setai, New York, a luxury condominium community. Located at 40 Broad St., the 30-story tower will include 167 studio, one-, two- and three-bedroom units, ranging from 475 to 3,424 square feet and priced from $645,000 to $6.75 million.
The building is being redesigned by Jean-Michel Gathy of Denniston International, an architecture firm based in Kuala Lumpur, Malaysia. Gathy also designed The Setai, South Beach, in Miami. Renovations began in the fall of 2006 and are expected to be completed by the summer of 2007.
The 25,000-sq.-ft. complex will be equipped with double-height entry doors with solid walnut frames and rubbed-bronze-paneled façade. The building will feature a glass exterior allowing utilization of natural light. The lobby will boast 20-ft. ceilings and teal lattices, along with Thai silk and handcrafted bronze panels.
Units will come with 10-ft. ceilings, American Walnut floors with 8-in. Basaltito lava stone borders; Bosch washers and dryers; high-speed Internet connections; Caesarstone Blizzard countertops and backsplashes; custom cabinetry with high-gloss laminate and self-closing mechanisms; high-end appliances; Dornbracht fixtures; Sub-Zero refrigerators; Miele dishwashers, ovens and cook tops; Kohler bathtubs; and stone bathroom floors.
The Setai, New York will feature a rooftop lounge, with floor-to-ceiling glass windows and a log-burning fireplace. Fifteen-ft. glass doors will open out to city views. The rooftop will be equipped with bamboo landscaping, water features, gas grills and cabanas with daybeds. Residents will also have access to valet, concierge, dog walking, maid and butler services.
The Setai will feature an exclusive members-only club and 12,000-sq.-ft. spa—said to be the city's largest private spa in a residential building. All residents will be granted membership to these amenities. Memberships to non-residents will be limited. The club and spa will feature a state-of-the-art fitness center, Jacuzzi, sauna, steam rooms, changing rooms, wine cellar, library, lounge and private screening room. Additional services include Asian spa rituals, personal trainers, therapeutic massages, facials, purifying envelopments, reviving body polishes, bath soaks, steam baths and mind sessions.
The Setai, New York will be near Wall Street and the World Financial Center. It will also be in close proximity to several famous restaurants, including Bayard's, Financier Patisserie, Au Mandarin and Ancora Ristorante. Residents will have access to high-end retail shops, such as Hermes, Canali, Tiffany & Co., Brooks Brothers and Hickey Freeman. Nearby transportation includes the 4, 5, N, R, W, 2, 3, J, M and Z subway lines.
