The investor purchases a portion of farmland currently under cultivation. The land is then re-purchased through annual payments followed by a large final payment. Over 5 years the capital gain is 66%. Over 10 years the capital gain is 160%.

Investors' funds are used to bring marginal land under cultivation, which increases income and increases total food production.
