It takes you not more than a couple of month to wrap up all the formalities regarding real estate purchase in Nicaragua. Whatever may be the type of the property, you must have an undisputed title to the property. Special care should be taken while dealing with older properties. Many of the rural properties were illegally ceased by the authorities during the 80’s regime and while dealing in such properties, make sure you have the proper title of the real estate. It is advisable that if anything seems to be far from satisfactory, then the buyer should at once walk away from the deal; otherwise things may turn out to be too complex to handle.

In view of the legal issues involved, investing in new real estate projects seem to be safer in Nicaragua, at least for the time being.

Before investing in Nicaragua real estate, you should consider the issues of fees and taxes covering the purchase as well as registration of the property. The total amount may not sound exorbitant as compared to the global standard, however, it is still higher with respect to an emerging market.
