Cheaper living costs and opportunities in business are driving thousands of overseas investors in Panama. It’s a beautiful country by the Caribbean’s, and a suitable place for starting a new venture.

First things first, you need to have an address to operate from. And, when it comes to finding the place of residence in Panama, the condo properties offer you a safe bet.

Set aside your budget and then proceed

In Panama, prices of real estate greatly vary with locations.

Another factor that affects condo prices in Panama is the floor. Unlike Europe and United States, penthouse and upper floors are cheaper than the lower ones with the ground floor unit being the costliest.

In general, new condo properties can cost anywhere from $2,000 - $5,000 per sq. meter. The older and the used ones can be available for $1,000 to $2,200 per sq. meter.

While buying condo in Panama, make sure that the property is safe and uses the highest security measures like Gated Community, parking only for residents, nighttime security guards etc.. When you are going to live in a foreign country, the security is the last thing you should take for granted.

Most of the new condo properties in Panama offer international standard security for all its individual units and properties are well guarded by trained personnel. But in most of the older buildings, the staff is not that competent and security systems may not be modern and foolproof.

Older condos or new condos?

Before investing in Panama real estate you must decide what type of property suits your needs and your pocket---a new condo or a used one? Both of them have their respective advantages and disadvantages.

From a constructional point of view, the older properties are believed to be tougher than the new ones. The new properties are believed to use concretes mixed with too much saltwater that possibly weakens the structure as a whole.

Hire a qualified engineer who can assess the quality of the construction and advice you on the constructional aspects of your chosen building.
There is another comparative advantage of older condos; in Panama, the older building house not more than two units in a floor, whereas, the new condos house four to six units in a floor. These cramming of units in a floor mean reduced privacy.

Deal with a reputed builder

Overseas real estate comes with its inherent risks and one of them definitely relates to fraudulent developer. Before investing in Panama real estate, conduct a thorough research, taking background checks on the developers---you will get necessary information from the government offices.

Take extra caution if you are availing pre-sell offers. Unless you deal with reputed builders there are risks of the building’s getting never completed.
When you deal with a reputed builder, you are also ensured of the most reasonable deal.
