Property Description

The villa is sited in Almoradi, Costa Blanca, Spain. Midway between the better known towns of Alicante and Torrevieja. It is a 10 minute drive to the beach at Guadamar. 30 minutes from either of the airports of Alicante and Murcia, both serviced by all the major airlines from a number of UK airports. There are in excess of 20 golf courses, nearby the closest being La Finca par 72.

Almoradi is a small Spanish town with a distinguished town square around which the weekly market and numerous annual fiestas are centred. Restaurants, supermarkets and facilities are only a short walk of a few minutes away. The villa was built in 2003 on an exclusive estate on the east of the town. There is no through traffic and the estate has been built around a number of parks and gardens, with the centre being dominated by a large park and bandstand, used during the fiestas. There are no apartments within the estate and most properties are detached or semi detached.

The villa enjoys a corner plot with its own off road parking. The front gate, electronically controlled, opens onto the garden path, either side of which is laid with lawns. These are watered by an automatic sprinkler system hidden beneath the grass. Three steps take you up to the front patio and front door. The patio is large enough to seat several persons and the slightly raised position gives a view across the front garden and the palm tree in the middle of the lawn.

The side of the house is paved and leads round to the pool at the rear of the property, measuring about 7 meters by 5. It is lit and the pump and filters are discreetly placed at the far corner under purpose built housing. There is also a rear storage room, set under the stairs leading to the 1st floor bedroom and balcony. The storage houses the hot water tank and has plumbing for a washing machine,(presently in the kitchen). There is ample room and at present stores the pool cleaning equipment, lawn mower and garden tools and the owners 2 cycles.

Entering through the front door leads into an open plan kitchen, dining room and lounge. The kitchen measures about 4 metres by 4 metres and is fully fitted and tiled. Wall cupboards and floor units house ample storage space with the oven, hob, fridge and washing machine. On one side is a large floor to ceiling cupboard about 2 metres long, opposite this is the window and sink which looks onto the side terracing. A short breakfast bar separates the dining room which has an expandable table seating up to 6, situated next to the dining room window which like the kitchen also looks onto the side terrace..  The lounge has a curved end in a bay style with windows either side, looking out onto the front garden, a stone fireplace and a further window looking onto the front terrace. Furnished with a wall unit, large sofa, which can double as single and double bed, and 2 armchairs. The room is spacious and light. The stone fireplace which is a feature of the room has not been used by the owner. It can be used open, have a log burner fitted or a gas fire using bottled gas.

The room has a dual heater/air conditioner. A short corridor, housing a further large cupboard used as a hall robe and containing a safe, leads off the lounge to 2 bedrooms, each double in size, both accommodating 2 single beds, a built in double wardrobe and Its own air condition/heating unit. The 1st bedroom looks out across the front garden and the 2nd looks out over the pool. At the end of the corridor is the bathroom, with a large sink and illuminated mirror, wc, bath and separate purpose built self contained shower. Fully tiled.

The flooring throughout the ground floor is tiled and small carpets compliment the lounge and bedrooms. All rooms have a centre fan and light combined, the owners find due to the build of the house the fan suffices in all but the hottest of days.

The 3rd bedroom is self contained on the upstairs patio and is assessed as is the patio via the steps along the side of the villa. This is a classic feature of Spain and very popular in local houses.

The bedroom is a large double, with built in double wardrobe and large on suite bathroom with wc, large sink and double shower. The present owners opted for a double shower where the bath would have been, when the villa was built. This is a feature of the on suite and due to the high water pressure of the area gives a refreshing roomy shower with plenty of spray. Again the bedroom has an air conditioned/heater unit.

The patio is large spanning the front and side of the property, half of the side being shaded by a permanent pagoda/gazebo type structure.

The present owners have owned the villa since new when it was built in 2003, adding the pool, lawns and side paving. Each room has been fitted with air conditioning with each unit doubling as a heater for heat in the winter. They have maintained the traditional white interior and floor tiling. This makes it virtually maintenance free. The whole property is surrounded by a brick wall topped with balustrade.

Council rates are paid annually and amounted to 299 euros in 2007.
