Sarasota Condos


Sarasota is underestimated in the amount of new condos for sale, because of the size of the city compared to the number of condos being sold. As far as new condos, developers in Miami have plans for units which equate to one new condo for every 600,000 residents. In Sarasota, there is only 55,000 people in the population, so developers can make new condos for every 19 residents.

Because the population is so small, and the demand for new condos is so large, many are asking if the construction craze in Sarasota condos will counterweigh demand in order to drive the high prices back down again. The fact is that real estate agents have been having trouble selling Sarasota condos priced at $1 million or more, but is expected to fall any time. Condos for sale between the $00,000 and $800,000 price range have been selling left and right, and in response, Sarasota condos have been in construction to keep them sold. No one can tell exactly how many of these new condos will be sold to investors, but if any of those condos finds their way back onto the market, there could be a drop in price, because they will already be in high demand.

Despite the skepticism of Sarasota condos is in far better shape than it is in other parts across the country. Two bedroom unit condos, for example, started selling around $650,000. They are now being sold for as much as $760,000. This increase is much higher than other cities condos markets can say. Most agents argue that the upper end of the Sarasota Condos market remain somewhat cold. Condos in this area are above the $1 million price range, and every development is struggling to sell penthouse condos. This does not apply to all of Sarasota , however. Many are optimistic about Sarasota condos market condition. It has been reported that 314 condos priced at more than $1 million were listed on the Sarasota condos market within one year. Among those, half have been sold. With a faster rate of sales, it is also reported that it could take 5.5 months to work off the inventory of condos priced over $1 million. Compared to 11.8 months it would have taken in years past.

The same decrease in months would apply for any price range of condos. Real estate agents selling these condos say that the inventory for condos over the $1 million mark is moving faster and faster. In just 12 months, over 14 sales had been made of condos pricing over $1 million. Condos represent a tremendous value compared to other avenues of the real estate market. Condos priced more than $1 million and up are now more enticing because of the condo craze at the lower end of the Sarasota condo market.
