Georgia Condos---Taking Your Pick from Foreclosure Properties

Given the current real estate scenario across the country, foreclosed properties prove to be an excellent bet, if you have the cash or are pre approved for a loan. The financial institutions are in a hurry to rid themselves of foreclosed properties, which have considerably grown in number in the recent times. And, in their haste to dispose off these properties they are slashing the prices. While the lenders are offering incredibly low starting prices for the foreclosed Georgia condos, the buyers are busy fighting unprecedented bidding wars. This, in turn, is giving away clear signal that the bottom is near.

In some of the Georgia cities, such as Phoenix, Gilbert, or Glendale, the newly listed units with attractive list price have been inviting as many as seven or eight offers in the last few weeks. This is almost like the scenario of few years ago, when a newly listed home used to draw multiple offers in a day and even in hours.

However, this renewed interest in foreclosed properties---both Georgia condos as well as single-family homes--- has become a norm rather than exception over a past couple of months. The lenders are cashing on the trend by adopting a tricky pricing policy---that is, start low and then let the bidders pull it up with their bidding frenzy.

However, you may end up in a soup if you blindly follow the frenzy. In some cases the home hunters end up paying more for the Georgia condos that they are really worth. In many places including some of the busy Phoenix neighborhoods, this trend is fast grappling the foreclosed condo market. The Georgia condos here are being listed at very low prices tempting the buyers to get into a bidding frenzy.

The advice from the seasoned real estate agents is to stay away from bidding wars to avoid paying a premium that is unjustified. Just log on to the websites dealing with the Georgia condos, for the information regarding recent sales volume of the properties in the area. Set your offer price on the basis of this information. Do not get upset if some one else grabs the deal by offering more. Rest assured, with lenders in real hurry to get rid of foreclosed properties, your turn will come sooner or latter and you will find the right Georgia condo for a price that justifies the true worth of the property.

However, speed is the key to strike goldmine in foreclosed Georgia condos. If you are really keen on buying foreclosed Georgia condos, make sure to put your offer as soon as it appears on the list. If you make your offer before anyone else does, chances are high that banks may accept your offer and strike off the property from the list, even before others start bidding over it.
