Why Many Investors Choose Chicago Condos


After deciding to make a real estate investment in the windy city, buyers must decide whether they want Chicago condos, townhouses, duplexes, single family homes or some other sort of dwelling. Many investors these days are taking a more serious look at Chicago condos for sale.

Chicago condominiums, just like the new condos in many other United State cities, have become much more popular. They are similar to apartments, but much nicer and come with more amenities. When people buy Chicago condos, they might be surprised to learn that they are actually getting a lot more than an apartment, but they are not buying anything outside the unit. Chicago condos for sale are really just the space inside those four walls, and when people purchase them they pay a monthly fee that allows them to jointly own the rest of the building with the other owners.

The biggest advantage of owning Chicago condos as investments is that the owners have very little to take care of once they own them. The maintenance of the outside of Chicago condominiums, the surrounding grounds, the pool and any other amenities are owned jointly by the condo community. The downside of this, of course, is that owners have to pay homeowner’s association fees. The monthly fees associated with Chicago condos are usually not too bad, though. And considering that owners are not responsible for mowing the lawn, fixing the roof, mending holes in the fence, and other costly and time-consuming repairs, they are actually often saving money.

Chicago condos for sale are also much less expensive than single family homes and other dwellings, because they are smaller and do not have backyards. This does not mean that all of the Chicago condos for sale are small, though; there are many 3-bedroom units with patios or balconies that are actually rather large. The down payments are usually pretty affordable on Chicago condominiums, and the mortgage payments are often the same as or a little more than a rent payment. By renting out the condo while paying the mortgage off, buyers can get away with their real estate investments without putting much of their own cash into it.

The only downside for investors to consider with Chicago condos for sale is the potential profits, because they tend to appreciate at a slightly slower rate than single family homes. By renting out the unit while paying off the mortgage for a few years, though, investors can wait out the appreciation period for their Chicago condos. If owners wait long enough, they may even be able to pay off the mortgage completely while making rental income to make up for most of the cost. Then when they sell their Chicago condominiums down the road, they can make a very large profit margin because of their patience. 

Many people are still able to make a great profit from investing in Chicago condos, as long as they are smart about it and pick the right units.
