The rising popularity in Las Vegas condos has spread far beyond “the Strip” that everyone associates as being Las Vegas. Surrounding areas such as Summerlin, North Las Vegas, Lake Las Vegas, Henderson, Green Valley, Downtown, Mountain's Edge, and Southern Highlands have seen an increase in the number of new condos being built. However, a lot of these condos are not being built from scratch. In fact, most of them are the result conversions from old apartment buildings into new condos. There are different styles of condos, from high rise luxury condos near the Strip to those condos being built in gated communities further away from the lights.
Some of the more popular Las Vegas condos are being built west of the 15 freeway, where residents can be within a short drive from the trip if they wanted, but do not have to be a part of the traffic and noise when they don't. In fact, many people are finding new condos away from the strip to rent out to vacationers and those that look for luxury in Las Vegas. These condos typically have all of the amenities needed to enjoy a relaxing vacation. The convenience of the strip is just one more to add to the list.
Because new condos are being converted in the less populated areas of Las Vegas, developers and buyers are finding it much more affordable. Developers can make the necessary conversions to the condos without having to go through the entire process from scratch, while buyers can take advantage of the low cost of the area. The affordable pricing in new condos has surprised many people, especially first time buyers. Not only are they finding affordable housing, but they are finally able to own their own housing.
A lot of conversions of Las Vegas condos have been from buildings that have been aged between 10 and 30 years. These buildings are typically run down, which is a target for converters. The buildings are renovated and fixed up as needed and then they are resold as condos. Obviously some other changes have to be fixed up in order for the conversion to be considered condos. Or they might just need new appliances or other updated fixtures in the unit.
The best thing about Las Vegas condos right now is the fact that they are becoming more popular in areas away from the strip, which is causing a growth in the city itself. Many new condos are near schools and shopping malls that provide the lifestyle that fits any type of buyer, from families to young couples.
