Profiting From Las Vegas New Condos


Las Vegas condos have been popular with the locals for years, but more investors and second home buyers are also looking into condo hotels in the area. The process of purchasing these Las Vegas condominiums is a bit different than buying a home, though, which buyers should be aware of.

Many Las Vegas new condos take reservations for more than half of the units in the building before they’re even built, and before the purchase contracts are even prepared. Because of this, a lot of the best Las Vegas condos are reserved months before any of the money changes hands, and often before the ground has even been turned over. Early investors are seeing some amazing appreciation on their Las Vegas condominiums, though, so there’s a big incentive for getting into a development early.

There are often many opportunities for buyers to get great discounts on Las Vegas condos for sale later in the development process, though, so not only the early birds catch the worm. There are sometimes price adjustments made at the very end of the sellout phase, when developers want to close out all of their Las Vegas condominiums. This is because they want to move on to their next project. Generally speaking with regard to price appreciation, though, the best time to buy Las Vegas condos is usually early on in the first preconstruction phase.

Most of the hotel-style Las Vegas new condos being built are of four- to five- star quality, because there is demand for the services provided by this type of property. The best Las Vegas condos are also in close proximity to the strip and all the hottest casinos and shops, as well, because these will always be the most attractive to vacation renters. Investors should try to find Las Vegas condominiums in these spots if they want to charge the highest weekly and weekend rates.

It’s getting a little easier to get financing for Las Vegas condos, as banks and mortgage companies become more familiar with the condo hotel market. And since the market has slowed a bit since the boom in Las Vegas new condos a couple of years ago, more lenders are eager for business. So for investors, this is perhaps the best time to buy, even though the market for flipping has slowed.

The best reason to invest in Las Vegas new condos is for rental income, and appreciation in resale value over many years, rather then a quick fix. In the past, buyers could place a deposit on one of the Las Vegas condos for sale during the preconstruction phase and then flip their unit prior to when they had to close. Developers now want to be sure that they don’t compete to sell their last few Las Vegas condos with investors who purchased early at preconstruction prices and are now reselling them at below the developer’s current prices.

There is a lot of room for profit, though, to the investor who is willing to work with their Las Vegas condominiums for the long haul.
