LOCUST POINT CONDOMINIUMS SET IN CONVENIENT AND CHARMING CENTER CITY LOCATION

Affordability and location are drawing buyers to Locust Point Condominiums at 25th and Locust Streets.  Set in the charming Fitler Square neighborhood of Center City, Locust Point is on the Schuylkill River Park and is convenient to attractions in both Center City and University City.

"It's a well-known landmark - it's prominent on the Philadelphia skyline," says Jeff Reinhold, developer of the property.  "It's in a wonderful neighborhood - walking distance to Rittenhouse Square, the central business district and the Walnut/Chestnut corridor, and right over the bridge from Penn and Drexel campuses, with everything going on there.  It's affordable and itn's not south of South Street, it's not Northern Liberties.  It's walking distance to everything."

Reinhold is CEO of Historic Landmarks for Living, the company responsible for rehabbing and managing some of Philadelphia's most interesting rental properties.  Last year, Reinhold launched J.A. Reinhold Residential, bringing his rehavilitation expertise to the condo arena.  The idea behind the new company is to introduce affordable luxury housing to the city.  Because the buildings Reinhold develops are conversions and not new construction, he can offer the units at a lower price point, making them accessible to firt-time homebuyers.  Locust is being upgraded dramatically, but turning a residential property into a fancier residential property costs less than erecting something new, and Reinhold can pass on the savings to the buyer.

"We're unique, to be at these price points and at this location,: says Reinhold.  "There's a lack of affordable housing in places people want to live - and you need affordable housing to keep people here, to have a vibrant downtown.

The units at Locust Point are geared toward first-time homebuyers, with square footages ranging from 600 to just over 1,000.  The 12-to-14-foot ceilings and oversized windows lend a spacious feel.  Buyers can purchase a unit as-is, or opt for the upgraded version, with brand-new, energy-efficient, double-pane operational windows, hardwood flooring, carpeting, HVAC systems, self-closing Decora cabinets, granite countertops and Kohler fixtures.

The exterior of the building, the entranceway, the lobby, the hallways and the common areas are all being upgraded as well.  An outside seating area and fitness center will be added - but they can't compete with the social and recreationsal opportunities the Schuylkill River Park offers right outside the front door.  The park features a community garden, playgrounds, sports fields, a dog park and a trail that leads all the way to Valley Forge.

Two furnished odels at Locust Point are now open daily, Monday - Friday from 10-6, Saturday from 10-5 and Sunday from 11-5.
