Living the High Life in Nashville Condos


Nashville is no doubt a popular place to build new condos.  There is so much open land throughout the city, and surrounding areas, that condos are being built with more amenities than anyone can imagine.  The courtyard of one such condominium is half the size of a football field.  Other condominiums in Nashville feature such amenities as clubhouses, fitness centers, and internet cafes.  For the wine connoisseur, there are even Nashville condos that will have a wine cellar with private storage for residents' wine. There are some Nashville condos that have a concierge that will feed the dog when owners are out of town and help haul groceries to residents' suites.  

Most Nashville condos have security cameras, on-site personnel and guarded gates that provide residents with a safe feeling. But, all these amenities come at a cost.  There are condos that have higher monthly association fees to pay for all of the amenities that come in a condo, but in the end, many residents are not complaining about it.  Condominium association fees cover insurance on all common areas of a building and finance the high-end services that new downtown developments offer. The only problem that arises is when people are too busy to relax by the pool, too apathetic to notice the lush green landscaping, and the 24-hour front desk.    

But, as it happens, the definition of a condominium is common ownership, so everyone has to share those expenses.  For many people that reside in these Nashville condos, they have something more important in mind than the higher amenities fees that the have to pay; convenience and location.  If they are typical buyers in Nashville, they are happy to pay the fees.  When the fees are broken don to the size of the condo that is bought, and compared to the cost of owning a house, the monthly association fees are worth the price to some.  

Many people in Nashville are beginning to see what the convenience and luxuries they can get by paying a couple hundred dollars a month more.  When people sell their home and trade the maintenance responsibilities for an 1,880-square-foot condo with conveniences they are typically willing to pay $290 a month for the concierge, common areas and camaraderie. Most people figure it's a deal.  

As one condo resident says, Nashville Condos are designed to take care and maintain people. People do not generally mind paying to care for the building that caters to them.  Condo fees in greater Nashville range from $200 to $700. Simple arrangements such as town homes, which have fewer shared amenities, may cost $85 to $125 in association fees per month, depending on the location. Fees are figured based on unit size: the more space the condo takes, the more the association bill will be. 

And, of course, the more amenities the condos offer, the higher the price per square foot. Newer condos tend to start with a lower association fee to get people into the condos. Then the fees are raised.  It is not raised so high that the residents will move out. Once buildings are sold out and condo association boards are fully elected, they may vote to raise the fees if they see a need to increase reserve funds, which is basically a condo savings account that helps defray the cost of future maintenance and repairs.
