Nashville Condos Spread to the Burbs


Downtown Nashville condos have been a booming business in recent years. The trend of new condos is branching out; now smaller condominium complexes are popping up in suburban towns surrounding Nashville as well. Just like any trend, the popularity of condos starts in the cities and spreads out to the suburbs. Suburban condominiums have made up some segment of the housing in towns like Green Hills for quite some time, but they haven't had a major impact on the housing market until recently.

Now downtown Franklin is also seeing a wave of new condos being developed, as well as condo conversions. The buildings in Franklin are already densely situated, so the new condos fit right in. Many Franklin neighborhoods were developed in the 1940s, when bungalows were all the rage. There were also suburban subdivisions added to the Franklin community in the 1980s, and with the new condos there will be every type of building in Franklin, from civil war estates to modern condominiums. The developers planning the new condos have added many traditional design elements, so they blend with the older community feel. While many developers in the 1970s and 1980s went completely modern and built new dwellings that stuck out like a sore thumb, new condos in Franklin and other Nashville suburbs won't take ways from the historic charm of many neighborhoods.

There are usually a couple reasons why a community or a city starts to see a rise in new condos. When the population rises and land becomes expensive, there is little else to do but build condominiums. Nashville condos have become so popular for those reasons, as well as the aging of the baby boom generation. As more people are retiring, the need to downsize into Nashville condominiums becomes clear for many local baby boomers. “They're most interested in spending half their time here in Middle Tennessee and maybe half their time traveling,” said Greg Gamble, a senior project manager for the Nashville office of Land Design. “So a condominium unit allows them to not necessarily have the property that they have to maintain, but still allows them to have the same square footage in their house.”

Single people in their 20s and 30s are buying a lot of the Nashville condos for sale, especially in the downtown area with the local music scene and so many things to do nearby. The new condos in Franklin have sparked more interest with older people and families, though. Many people who had large suburban homes don't need so much space when their children move out, and suburban Nashville condominiums are a convenient option for many of these people.

Many young families are looking to suburban Nashville condos as a first home option, too. A lot of the new condos have features like playgrounds, swimming pools and walking trails. These condominiums are not only great for parents of young children, but also for grandparents who expect their grandchildren to visit often. As the demand for homes increases, the development of new condos around the greater Nashville area will have to increase. Condos are fast becoming the only way for all everyone to own their own piece of the American dream.
