Aspects of Selling Downtown Austin Condos


There is no doubt, downtown Austin condos are worth your dollars. They are stylish, they are comfortable, they are conveniently located and they appreciate faster than any other properties in the city. But when it comes to selling off your condo unit, you have to consider certain aspects of multi-family properties that make them markedly different from their single-family counterparts.

When you put your Austin condo unit in the market for sale, as a condo owner you face competitions from two sides. Your unit is in competition with the new units entering in to market. It is also in competition with the other units in the same condo building.

When too many fresh Austin condos are available for sale in the market, or too many resale condos are put into the market for sale, then there will be a downward drop in the prices of condos. In this situation either you have to sell off your unit for a price below your expectation, or you have to wait patiently for the prices to take an upward turn.

As opposed to the single family homes, each of which has a unique personality of its own, the Austin condo units are regarded more as commodities with identical features. No two houses are similar with respect to their design and aesthetics, even though they are located in the same neighborhoods. On the other hand, two units in the same condominiums are more or less identical in most of the aspects. This feature has different effect on the resale of a house and resale of Austin condos.

When it comes to selling off a house in a prime location, you can set a price for your home on the basis of its unique features. Even if it is slightly overvalued, it gets sold quickly if you are lucky. If luck is not on your side, then you have to put it in the market for a longer time.

Now let’s come to the case of Austin condos. Because of their identical features, the condo units can not be priced on the basis of their individual attributes. Hundreds of similar units may hit the market just about the same time when you are trying to sell your unit. Thus Austin condos are being considered mostly as interchangeable commodities. Here the key is competitive pricing of the units. The idea is: if a buyer finds a comparable unit at a lower price, he will go for the cheaper one and that unit will sell more quickly.

In other words, due to the ease of comparison, the prices of Austin condos are set by the market itself. While the condominium building does make a difference, it is your neighbors, who give you the fiercer competition and make you set your price according to their standards.

While it has some obvious drawbacks, the most important advantage is: this market-driven pricing help maintain a reasonable pricing for all comparable Austin condos available for sale in the market at a given point of time.

So if you are considering a sale off your Austin condo unit, keep three points in mind:
• When there is an oversupply of condos in the market, the prices of each unit may drop.
• Unless you are very lucky, you can not sell your unit in these times, for a price that is more than market value.
• If your unit is not selling at all, it means your unit is overpriced and you need to reduce the price a bit.
