Finding Condos in Winter Wonderland Utah


Many people don't think about shopping for Salt Lake condos in the cold winter months, especially if they are looking to buy waterfront.  People make a vacation out of condo shopping, but should realize that they might be able to save a few extra dollars when shopping for Salt Lake condos in the off season, or so tourists call it.  Utah is in fact, never off season, as the winter offers many quality skiing opportunities.  Salt Lake condos have the best of both worlds.  

When people look for condos as a second home, they typically find themselves worrying about the maintenance while the condo is unoccupied. Typically real estate slows down as the months get colder. This is especially true at the beginning of the year, after the holidays have passed and many people's budgets are a little tighter.  Many owners of second home condos don't like the idea of having to pay for the high cost of heating during these cold months, if the condo isn't occupied. This is even truer with the higher cost of fuel. Often condo owners will get the property winterized to save money while others will often leave their condos (or cottages) lightly heated to prevent drywall from cracking or to keep other things from shrinking or expanding from the change in temperature.  This gets a little bit pricey, but could save the Salt Lake condos itself in the long run. 

Winter is a harsh time all around (except for the pro snowboarders). There are many needed repairs and costs of keeping Salt Lake condos afloat. During this time many sellers will be more flexible on their price, knowing that it's not the prime season to sell. Other times a person needs to sell their condo to pay off the pony that they bought the little one for Christmas.  Another situation that people often run into is a retired couple (or person) deciding to sell their vacation condos to get rid of the responsibility of maintaining two properties. This can often be a burden when health is failing or they simply don't find the time or desire to the Salt Lake condos anymore. Another reason might be the need for the extra money because of the lack of adequate income from retirement. Depending on their situation, they may or may not be as flexible on their selling price for the condo.

Some of the advantages of buying Salt Lake condos is the fact that the owner (or soon to be owner) will be able to pick up nice new condos at a much better price than they would during the prime selling season (or what people think is prime selling season). Also, since the condos market is slower during these months, there will be less people looking at condos, therefore minimizing a person's chances of competing against other potential buyers. Some minor disadvantages of buying a condo as a second home during the colder months can range from discomfort of looking at condos (sometimes unheated) in the colder weather, to not knowing what the property actually looks like during the warmer seasons. If someone is looking to buy waterfront property, in most cases (in this region of the U.S) the lakes and rivers can often be frozen over and they may not be able to get an idea of what the condo might be like during the warmer months. The key to this is to do some research or have the seller (or real estate agent) provide some current photos of the property (and the waterfront) taken during the warmer months of the year.
