Inspecting Seattle Condos Before the Purchase

Every individual interested in buying one of the Seattle condos for sale know how important it is to get the house to pass all inspections. This way a home buyer can be assured that the Seattle condo that he or she is buying is a safe bet.

There are generally two types of condo inspections that are carried out before the condos can be certified by a home inspector. Some buyers may opt for an “Interior Only” inspection of the Seattle condos complex.

This makes sense as a buyer of a unit in Seattle condos for sale complex owns only the interiors of the condo complex. Even the walls as well as the external items of the condos including roof/crawlspace/attic/siding are covered by the dues paid into the Homeowners Association.

Home Inspectors that carry out an “Interior Only inspection” of the condos will focus on health, safety and moisture intrusion into the units. The inspectors will also check to make sure that all units in the condos are properly installed and are not near or exceeding their design life. The interior only inspector of condominiums will also check the various condo units to make sure that it is free of pests such as rodents and termites. These inspections take around 2 hours.

The second type of inspection is more complete. It is usually authorized by the manager of the Seattle condominiums before the units are put for sale. This type of inspection covers all aspects of “interior only” inspection as well as inspection of the condos exterior siding, roof, crawlspace, and attic. This inspection could take around 3 hours per condo unit.

Real estate gurus suggest that all condo buyers should check the inspection report of different Seattle condos before settling down to buy a particular unit. The reason for this is that the inspection report will give the condo buyer an idea of the stability of the different aspects of the condos. Problems with the condos will be revealed in this report.

Condo owners need to make sure to see the condo inspection report because buying a unit in one of the large Seattle condominiums is probably the biggest investment that any individual is likely to undertake. Therefore buyers should learn as much as possible about the different condo units.
